The role of a case manager is
to liaise with the HOW specialist to familiarize themselves with an insurance
claim. The case manager will then oversee the rectification of building
works based on the scope of works prepared by the HOW specialist.
This will involve regular communication between the rectifying builder,
Owners Corporation and/or property owner and the Insurance Company. Any
variations that are raised by the rectifying builder during the execution
of the work will need to be validated by the HOW specialist.
On our first Case Management job Sergon was asked by a leading insurer
to re-tender an entire building job for which one of their tendering builders
a quoted on due to the fact that the tender builder had asked for a $30,000
variation. The insurer had awarded the job to the rectifying builder for
the sum $78,868.00 and they were now requesting an additional $30,000 for
the rectification works.
Sergon was able to prepare a new Scope of Works adding the additional items
and arranged for the winning tender builder plus two other builders to
attend the site and walked through each item and then prepared a new quote.
This process ensured that we identified the problem and all measurements
and allowances were completed on site and questions answered ensuring as
apples for apples approach when it came to quotes from each builder and
limiting any further variations.
When the new quotes were reviewed the winning tender was awarded to one
of the new tender builders with a price of $68,014.00, this included the
new variation items. The builder that was originally awarded the job quoted
$124,868.00. If the Insurer had of pursued with the original builder they
would have paid approx $57,000 more than they should have.
As per the example above Sergon was able to demonstrate a true and substantial
cost saving to and a high level of customer service to our client.
