Are you a Pre-purchase Building Inspector looking for a new direction and some variety in your work as a building consultant?

Sergon Building Consultants are looking for licensed builders or building consultants to join our team. Job vacancies are available in many locations throughout Australia as we continue to expand.

The position involves providing technical building reports with reference to the BCA and relevant Australian Standards and scopes of work for insurance repair projects. It includes a combination of field work and office time.

You need to have attention to detail, good grammatical skills and be able to write your observations in a logical sequence. You must also be personable, well presented, possess good communication skills and be able to work in a team environment. Some basic computer skills are also required.

Commercial Asset Management

A defined scope of works document is a fundamental document used to provide a correct assessment of a building claim. The document not only clarifies for all parties involved what is to be included within an insurance claim but also allows for a competitive tendering process. The scope of works contains accurate measurements that can also be used by Sergon’s Quantity Surveying to validate quotations & negotiate with builder as required.

Our Quantity Surveyor prepared a Tender Validation Appraisal for one of key Insurance clients. As part of this process Sergon reviewed numerous documents in order to substantiate a true and accurate costing of remedial buildings works tendered by 2 builders

Upon review of the above documentation our Quantity Surveyor was able to make the following determinations and pass on a substantial cost saving to our client.

We noted both submitted tenders’ have stated that their respective quotations were prepared in accordance with the Scope of Works provided by Sergon Building Consultants. However, we find that both quotes have been prepared in accordance with the original Scope provided to them and therefore both quotes were missing additional works detailed in a revised Scope of Works provided.

Sergon reviewed the submitted tender quotes against the Elemental m² Estimate carried out by one of our Consultants which estimate the works total value at $416,096.47 including GST. This total cost figure includes the additional works outlined within the ‘Revised Scope of Works’, and which we believed to be reflective of current industry standards and market values.

The additional works mentioned within the ‘Revised Scope of Works’ were estimated as a separate component by Sergon and found to total $47,042.15 (GST Incl). We note that the majority of these works were not be included within either of the builders’ quotations and therefore would be likely to increase in total cost.

When comparing our Elemental m² Estimate with Builder Number 1 we found the m² rate calculated to $1,915.00 per square meter, this was notably higher (62%) than Sergon's estimate and industry standards and therefore was not overly competitive.

When comparing our Elemental m² Estimate with Builder Number 2 we found it to be the most competitive of the two tender quotes. With approximately only 15% difference in total costs. Although this variation in costs is less and consequently more competitive, it did not allow for the additional works detailed in the ‘Revised Scope of Works’, Bushfire Upgrades and 5 Star Environmental Upgrades. Therefore, if adding these additional items to the tender quote the difference the variance would total approximately 37%.

When applying the same calculations and excluding the same items as per Builder Number 1, we found the m² rate calculates to $1,569.00 per square meter. This figure is consistent with the average industry standards, and the differences in costs when compared to ours possibly attributed to slightly higher Preliminary, Overhead and Profit margins set by the builder.

Taking all of the above into consideration our recommendation was for the Insurance company to engage Builder Number 2 to undertake the remedial building works on their behalf.
