Sergon’s Building Consultant
reviewed a file relating to a Prior Inspection completed by a building
company, where the builder had nominated the cause of the damage to hail.
The damage was limited to replacing the guttering and repainting the underside
of a bull nose veranda. Our consultant nominated the cause of the
damage to the guttering as general ware and tare (rust), and being maintenance
issue with no evidence to suggest hail damage for the area being claimed.
The quotation provided for repairs to the bull nose veranda was for painting
works only to be undertaken, however after closer inspection it was found
that the cause of the peeling paint was again due ware and tare, and at
no time was a quote was submitted to repair damage resulting from a hail.
Due to the audit undertaken by Sergon, it was identified that the service
to be provide by the builder was unrelated to the substantiated hail damage,
which ranged from between $500 - $800. An accompanying photographic schedule
of our consultant’s findings was also submitted with our report, with
which the Insurance Company concurred with our findings. The total cost
of veranda repairs was quoted at $6000 and as a result our client made
a cost saving of between $4000 - $5000.
